Ok so we here at LandCo are a little partial to this piece. When we are looking for an investment tract that also offers some recreational value or return, this is what they typically look like. In fact, this layout and tillable percentage is better than anything than we have in our personal land portfolio at the moment. We like it that much. If we hadnt bought so much land in the last few years, we would be extremely aggressive on this one.
For starters, it has 70 acres tillable with the potential for adding more. That sort of income makes it incredibly easy to own a farm like this. Secondly, the location…inside the fences of the old cilco farm. So the waterfowl hunting is going to be legit. We like the area so much that we bought the main LandCo farm less than a mile from here. The location, food, and water make this the perfect waterfowl setup. On top of that, we built a wetland last year on this property so it would be more attractive to ducks as well. It is around 2.8 acres and has a full water control gate valve on it so you can drain the wetland, plant it, and then flood it come fall.
It also offers a ton of fishing opportunity! Three lakes totaling nearly 15 acres. The biggest lake is over 8 acres. And they are all full of great fish. While we do like big bodies of water, it is sometimes nice to have separate bodies of water so each lake can have different goals and species in mind.
So there you go…tillable, private water, waterfowl hunting, fishing. Its all there. And its less than 45 minutes from Peoria. The owner is willing to divide the property. if you look the google map on this page, you will see some options layed out from 20-120 acres.
