    FARM DESCRIPTION
    Not sure where to start on this farm. Right off the bat, I can tell you that it is visually one of the most beautiful farms I have seen. I suppose that could be true about all the farms along the spoon, but this one catches my eye in a different way. The gently rolling terrain, including most of the timber, and the meandering treelines spread evenly throughout the drop in elevation to a beautiful winding creek create a breathtaking panoramic view that made me stop in my tracks several times to appreciate the beauty.

    The next thing that grabbed me was the quality of deer that must roam this entire valley. The habitat is perfect and the treelines create several perfect stand opportunities. On top of that, there are many things that could be done to this farm to create a next-level trophy whitetail farm. The access to this farm is on a long well maintained gravel easement…putting the property miles from any road or any residence. It gives it seclusion that I have only seen on farms five times the size.

    If you are looking for a more diverse farm, this property could certainly offer that as well. The creek bottomland provides several wetland opportunities for waterfowl hunting (the neighboring property has several wetlands as well) and the terraces and endless field edge provide a CP-33 or filter CRP program for upland opportunities. And on top of all of this, the Spoon River provides some excellent fishing along the entire southern property line!

    The last thing that shocked me about this farm, is that while it offers all of this recreational value, it still provides income on over half of the property, giving it a great annual return on investment. Whether the future owner continues to farm the property or enrolls it in a combination of CRP or wetland program, the return is unbelievably high for a property that provides such a disproportional amount of high-level recreation.
