INTERACTIVE PROPERTY MAP
When we internally look at a farm for trophy whitetail potential, we look at 4 essential elements. Habitat, water, location, and farm layout. This farm checks every single box to produce, hold, and harvest mature whitetails.
You can shoot mature deer from nearly any property in Illinois from time to time, but to do it consistently, you need the right property. To hold your mature deer more consistently, we like to target properties with 25-35% tillable. That provides you with the food to keep the deer on your property. This farm has right around 33% tillable – absolutely ideal in our minds. And as a bonus, it provides some great income to help carry the property and pay for some of your toys 🙂
We then look for water. This property has a year-round creek – check. Next, we look at the farm location. In McDonough and surrounding counties, this is typically a pretty quick approval. But this farm excels here as well. Creek bottom timber surrounding the property with agriculture in every direction. But this farm holds the predominant chunk of timber in the area…meaning it should be the bedding area of the highest concentration of area whitetails.
The last element that a farm needs to consistently harvest mature whitetails is a layout conducive to harvesting these elusive animals. Are there pinch points, funnels, and field edge opportunities that will provide consistent harvest opportunities. Is there quiet access to some of these areas? Again, this farm stands out. The amount of field edge and funnels on this farm are as good as we have seen on a property this size.
As a bonus, it has some giant hardwood trees on creek bottoms, ridges, and field edges that provide some great roosting areas for turkey.
Without question, this is one of the most visually attractive farms we have listed for sale. The rolling hills, the mix and layout of the timber/tillable, and the La Moine River make this just a beautiful farm. To schedule a private tour, contact us through the website or call/text 309-256-0999
