    40 Acres of prime Illinois land for sale. At the root of it, this is a tillable farm with a great return on investment. With an annual return of just under 10k, the return on investment sits around 2.5% at the full asking price. What separated this tillable farm from the rest of them for us, was the incredible recreational value it provided for a farm that returned so well. The Kickapoo Creek provided us with year-round enjoyment. The fishing was better than we could have imagined. The primitive campsite gave us a spot to bring the family for the day to get out of the city. Trails through the timber, dove hunting, upland hunting, camping, fishing, ATV riding…this farm provided us with more enjoyment than we have ever had with a farm that returns at this rate.
